Located just steps from the Denton Square, Mulberry Jam reimagines an existing commercial building as a vibrant mixed-use destination that strengthens the pedestrian experience and contributes to the continued evolution of downtown.

The project introduces a curated mix of local tenants, including Velcro Kid's relocation from Lewisville as the anchor retail space along Mulberry Street and Malibu Matcha, a new concept from a beloved local business, bringing renewed energy to an underutilized corner. The design preserves the existing structure while establishing a new primary entrance along Mulberry, adding patios on multiple sides, and strengthening the building's connection to the surrounding public realm. At the heart of the renovation, a minimal skylit pop-up transforms a previously dark interior into a naturally illuminated gathering space, while the original exposed concrete ceilings celebrate the building's industrial character.

MKOA Studio provided comprehensive architecture and interior design services, balancing thoughtful preservation with strategic intervention. The result is an adaptive reuse project that creates inviting spaces for local businesses while reinforcing the walkable, community-focused character that defines downtown Denton.
